Antero Homes can help you begin the rezoning process through a pre-application process through the property city or county channels. The pre-application process will pave the way to a smooth and efficient re-zone process.

Conduct Informal Public Outreach
Time: Variable
As the contractor, we will reach out to the local council members, neighbors and local organizations. Antero Homes will help those impacted understand the process to encourage them to support the rezone request.

Submit a Complete Application
Time: 2 weeks
Upon mutual agreement with the customer and signed contract, Antero Homes will submit a formal application with the city to begin the re-zone process. The initial review time depends on the municipality but typically takes 2-4 weeks

City/County Review & Resubmittal
Time: 4 weeks (Variable)
The case manager reviews the request and provides any necessary feedback. Antero Homes will field comments and make amendments to the application as needed. The resubmittal process continues until no further comments from the city or county are made.

A public hearing with notice is held to make recommendations to the City Council. The public hearing must be posted on proposed property for 15 days prior to the hearing. Antero Homes will post public notice of the hearing. The hearing will result in a decision from the City Council to approve, approve with conditions, or deny the proposed rezone.

A public hearing with notice is held to make recommendations to the City Council. The public hearing must be posted on proposed property for 15 days prior to the hearing. Antero Homes will post public notice of the hearing. The hearing will result in a decision from the City Council to approve, approve with conditions, or deny the proposed rezone.

City Council's Land Use, Transportation
& Infrastructure Committee Meeting
Time: 1 week
A noticed and televised meeting to determine whether the application is ready for City Council consideration will be scheduled by the Land Use, Transportation & Infrastructure Committee. The Committee may open the floor to comments from the public before deciding whether or not the application moves on to the City Council. This meeting typically occurs 3-4 weeks following the Planning Board hearing.

The Mayor and City Council will be presented with the rezoning application. The Mayor-Council meeting is held to inform the Mayor’s office of pending applications scheduled for the City Council’s First Reading. This occurs on the first Tuesday following step 6.

City Council First Reading of the Ordinance
Time: 4 weeks
The City Council will conduct a first reading of the application and schedule a public hearing for the rezoning application. The council has the ability to postpone the public hearing should further discussion be necessary. This occurs the first Monday following the Mayor-Council meeting.

Antero Homes will make the proposed rezone publicly available and provide the signed affidavit affirming the correct process was followed. The application will be presented by the case manager, along with the recommendations from Antero Homes, the Transportation & Infrastructure Committee, and the Planning Board. The individual requesting the rezone must be present at the public hearing and sign up with the clerk should they wish to speak on the application. They will have two minutes to make comments before the City Council votes on the rezone application. Rezoning applications will be approved, approved with certain conditions, or denied at a televised hearing by the City Council.
